SMALL COMMUNITY · DISTINCTIVE ARCHITECTURE
Exposed structure, rich wood and generous glazing give Xtsunuum its own personality. This collection of just 14 residences in Ciudad Mayakoba offers a choice: easy living on one level, or a home that opens onto your own rooftop pool.
“I live in Ciudad Mayakoba myself. What caught my attention here is the combination of character, usable space and a neighbourhood I enjoy every day.”
— Alex Breadly

THE PROJECT + THE WIDER NEIGHBOURHOOD
The shared amenity plan includes a pool with a 15-metre swimming lane, gym, pickleball court, barbecue terrace and coworking area. Specifications list six or seven solar panels per apartment, depending on the unit, with panels also planned for common areas.
Beyond the gates, enjoy green paths, basketball and a school within Ciudad Mayakoba. The guarded community entrance and separate project gates give the development two layers of access.
At our filming visit, the first two buildings were completed and work continued on the remaining areas, including the shared pool. Ask Alex for the current handover schedule and HOA details.
